Modern Ranch

Quietly tucked into the rolling hills of New York’s Finger Lakes region, this modern ranch sits on a five-acre site overlooking Cayuga Lake. The home was developed in response to a clear set of priorities: single-level living, a simple and efficient layout, and a tightly controlled budget.

The design is intentionally straightforward, constructed from two volumetric modules with a panelized connector and attached garage. Despite challenging winter conditions, our set crews completed the installation in late February—working through single-digit temperatures to set the home on site. By partnering with a respected local builder, the project moved from set to occupancy in just over two months, illustrating the significant time savings possible with modular construction.

Large windows and sliding doors frame 180-degree views of the lake, while the home’s high-performance envelope creates an interior that remains remarkably quiet—even as strong winds move up the hills from the water below.

Interior finishes balance restraint and warmth. Full-overlay birch cabinetry provides a clean, modern presence in the bathrooms, while a stained cherry kitchen cabinet offers the richness of walnut at a more approachable price point.
