Set on a hill overlooking Wellfleet Harbor, this 1,900 SF home is designed as a relaxed coastal retreat. Designed by the owner—an architect—for her own family, the layout flips the traditional plan, with the main living spaces on the second floor opening to a covered deck that takes advantage of the views.

The first floor is organized with efficiency in mind, drawing inspiration from the compact, purposeful layouts found on boats—a natural fit for clients who are experienced boaters. Three bedrooms, each with an en suite bath, are located on this level, along with a half bath upstairs for guests.

Materially and technically, the house is designed for long-term performance. Triple-pane windows, mineral wool insulation, and a high-efficiency mechanical system work together to create a durable, low-energy envelope. The home is also prepared for future solar installation, with conduits integrated during fabrication to run cleanly from basement to roof.

Currently in preconstruction, the project reflects our ongoing interest in combining modern coastal architecture with the precision and efficiency of off-site construction.
